Our building consultants are qualified and have the skills learnt over 40 years, to view your prospective
property with an open mind and will give you a clear overview of any concerns. They
will spot potential problems and inform you of any structural worries. They will
advise you as to whether your house is worth renovating or is cheaper to be knocked down and rebuilt to take advantage of
any views or to avoid any future building problems.
They will give you a rough idea of the costs involved and the quality and availability of materials
in Bulgaria. While you are not obligated to use them, our builders
can rebuild or renovate your property and help you realize your dream of a property in the sun.
Our consultants can guide you through all planning and building regulations
using our architects, engineers and lawyers. Then as the process moves forward,
they can oversee the build using the knowledge gained over forty years in the trade.
Our English builder has the best reputation and understands the quality you will expect to receive. He is experienced in brick and block building, ceramic tiling, paths, patios and driveways. References
are available if required and fees are charged on a day rate.
SERVICES
Repair
and Maintenance
You may be using your property as a holiday home and your property may be left unoccupied for much
of the year. The extremes in temperature from summer to winter can be quite great,
as high as 40c / 104f in the summer to -25c / -13f in the winter and it is essential to
make your property winter ready. We can ensure the water is turned off and the
pipes drained every year. The electric turned off and the windows and doors secure. Should the unthinkable happen and you have a burst pipe, we can repair it for you
as inexpensively as possible and clear up any flooding. Damage caused by water
can be repaired after informing you of the problem and giving you an estimate for the work.
The fee for this service is charged by
the year and is negotiable dependant on the district and size of the property.
Airport transfers
Having bought your property you will probably want to spend as much time there as feasible. A simple telephone call to us in advance of your arrival will ensure there is someone to meet you at the
airport. If you could give us as much notice as possible, it would be appreciated. We will collect you and ensure you arrive at your destination quickly. We will also
confirm, you have basic toiletries, bread, water, milk, eggs, sugar, coffee, tea etc if your accommodation is self-catering.
We can also help you with turning on water and electric when you arrive at your house. The fee for this service is dependant
on which airport your flight will arrive at and the time of day (or night). At the moment Sofia = £100, Varna = £75, Burgas = £50.
Taxi service
Should you need to do a big shopping trip, we can take you to the supermarket to ensure your shelves
and fridge are stocked, or taxi you to and from the restaurant / bars in the evening.
Price at the time of printing is Elhovo area 25 leva. Yambol area 45 leva.
Fetch and carry
We offer a ‘Fetch and Carry’ service which could be helpful if you have need of furniture
and larger items such as fridge, cooker etc. Our van and driver can be hired
on a daily basis. We will collect you and take you to suppliers of wood, tiles,
bathroom suites, furniture shops etc, where you can purchase all you need. We
will then deliver it with you to your home. The charge for this service is dependant
on the town or city you request to visit, but is similar to the Taxi service charges.
Advice on suppliers
We bought our properties about five years ago and have noticed a great improvement in the choice, price
and quality of materials and household goods in that time. We can show you where
the best suppliers are and help you in the buying process.
Removals
Many people would like items from home to be transported to Bulgaria. You may have at home, duplicates of toasters, kettles, bedding etc.
We can transport a transit van full of your furniture and household items from the U.K. to Bulgaria for a reasonable fee.
At the moment this stands at £1000.
Should you wish to transport your entire house to Bulgaria, we can advise you
of average costs and arrange for the moving experience to be worry free.
Landscaping
Land in Bulgaria is rarely landscaped and even more rarely do you see a newly mown lawn. Most land within the villages is cultivated and the villagers grow all they want to eat. Property sold with land planted with crops, fruit and vegetables, will look very different by the time
you take possession. Weeds grow very quickly due to the climate and can become
a problem. You will not appreciate arriving at your property late at night after
a long day travelling and find you need a machete to get to the front door. We
can ensure the weeds at the entrance to your property are cut and the waste removed in time for your arrival. We can organise the digging of your garden and the clearing of weeds. The
fee is based on the day rate for local labour.
Monthly bill payments
Many new owners forget to transfer their electric and water bills into their name. This can and sometime does cause problems later. We recommend
you do this as soon as the property purchase is complete. Once this is done,
we can visit the electric and water companies monthly on your behalf to pay your bills. This ensures you are not faced
with a bill when you arrive on holiday or worse still find you have been ‘cut off’. The fee for this service is dependant on our travelling time.
End
of year accounts
Each year your company has to present it’s accounts to the government. This means you will need to organise an accountant to fill in all the forms and get your papers ready. The accounts must be in by the middle of March every year and fines can be levied
for lateness. We can organise all this for you.
We visit the accountant with your company documents and company stamp and then when he is ready we collect the documents
and ensure that an authorised person delivers them to the tax office and the courts.
The fee for an accountant stand at about 50 Leva per year and the court fee is about 52.50 Leva. Our fee is 100 Leva and this includes two visits to the accountant, one to the tax
office and one to the court plus travelling costs. We can keep your documents
safe until you arrive.
Some of
these services (bill paying, and end of year accounts) are dependant on your finances being in place as necessary. Should this not be the case, these services cannot be rendered and we will not be liable for any fines
incurred.
